Conveyancing is the legal process of transferring ownership of a property from one person to another. It includes preparing and checking contracts, carrying out searches, and ensuring the transaction is legally binding. 


The process usually takes 8–10 weeks, but it can be quicker or longer depending on factors like mortgage approval, searches, and how quickly all parties respond. We like to get your matter through as quickly as we can.


 Searches check for any issues that might affect the property, such as planning restrictions, flood risks, or local authority notices. They protect you from unexpected problems after purchase. 


We usually request payment of disbursements (like search fees) upfront, with the remainder of your fees due at completion.


 Exchange is when both parties sign and swap contracts — at this point, the transaction becomes legally binding and a completion date is set. 


 Stamp Duty is a government tax paid on property purchases over a certain price threshold. Your conveyancer will calculate and pay it to HMRC on your behalf.

You’ll need proof of ID and proof of address. If you’re buying, you may also need proof of funds or a mortgage offer. 


 In theory, yes — but it’s strongly discouraged. Property law is complex, and mistakes can be extremely costly. Using a qualified conveyancer protects you legally and financially. 


 

  • Freehold: You own the property and the land outright.
  • Leasehold: You own the property for a set number of years but not the land it sits on — you pay ground rent and service charges to the freeholder.
